A tropical compound in the Pauoa Beach community built to Lucky Bennett’s drawings, roofed in handmade tile from Italy and finished throughout in caoba, with the arrival across a koi pond before the house is ever visible.

Arrival first
The journey in is part of the design. Before you reach the front door you cross a koi pond on stone pavers set just above the water, under palms, past a garden that closes the road out behind you. It is a sequence meant to slow you down and set the tone. And because that arrival matters as much as the house, it was built with the same precision as the walls and roof.
Building to someone else’s drawings
The design came from Lucky Bennett. We were hired to build exactly what was on the page, and to speak up early and honestly whenever the page and the island were going to disagree. The roofs are laid in handmade clay tile brought over from Italy, no two pieces the same. The doors, windows and cabinetry are caoba, a Central American mahogany, milled and hung to stay true through years of salt air a few hundred feet from the water.
