A single-level hale in Kūkiʻo, designed and built by one team, with the kitchen and dining room set outside under the roof and the whole house turned toward the sunset.
Scope
Design · Build · Interior coordination
One team from sketch to keys
The owners came to us with a site and a way of living, not a set of drawings. Design and construction ran under one contract, so the decisions made at the drawing board were made by the people who would later have to build them.
The house sits low and long on the lava. The main rooms face west, and the roof runs out well past the glass so the afternoon sun is held off the floor until it drops to the horizon. Openings were set for the trade winds to move through the gathering spaces, not for the view alone.
Dinner outside
The kitchen and dining room are outdoors, under the roof, at the edge of the pool. A dark stone island with its own sink and grill looks out over the lava field to the water, so whoever is cooking faces the sunset rather than a wall. The wine cellar is inside, cool and out of the light. Five bedrooms, six baths, 6,713 square feet, completed in 2015.
Why it matters
Working with one contractor through design and construction means there is no handoff where accountability can be lost. That is the whole point of the arrangement.
