An oceanfront residence on Aliʻi Drive with a pool and spa suspended above the sloping ground, an elevator between its two floors, a detached guest hale, and every room furnished before the keys were handed over.
Scope
Design · Build · Permitting
Built at the water
The house sits directly on the ocean inside a gated community on Aliʻi Drive, two stories of dark cladding under deep flat roofs, with the upper floor pushed out over the lanai so the view carries on beneath the eave. Living, kitchen and dining open straight through to the pool. The private rooms take the upper floor and the quiet.
The ground falls away toward the water, and the owners wanted a pool. So the pool and spa were built as a suspended concrete structure above the slope rather than dug into it, a piece of engineering the owners will never see and never have to think about. An elevator runs between the floors.
The details
The front door is a single custom leaf on a pivot hinge. Where privacy is wanted, switchable glass turns from clear to opaque at a touch. The televisions drop out of the ceilings on motors and disappear again when the evening is over. A detached guest hale with its own kitchen sits apart from the main house. The whole property was furnished with Restoration Hardware before handover, so the owners arrived to a finished home, not a shell. Two stories, 5,083 square feet, completed in 2026.
Why it matters
Design and construction ran under one contract. When the same people draw the slab and pour it, the drawing is the most important part, and nothing is drawn that we could not deliver.
